DIRECT OCEAN FRONT CONDO! Spectacular views of the Atlantic ocean from the living room, master bedroom and large balcony. Fully equipped new kitchen, w/d, WI-FI for a fee, central a/c, 2 TVs, pull out queen sofa, elevator, indoor pool. Building charges registration fee for parking. Building is located on the beach and across the street from the library. A block away from ACME, Roses department store, Coffee Beanery, Blue Fish restaurant and sushi bar, Bull on the Beach, and Liquid Assets. If you head out onto Coastal Highway and head north, a quick drive will get you to the Gold Coast Mall with multiple shops. Check in 3 p.m. - Check out 10 a.m. For arrivals after 5 p.m. please call the office 410-723-9450 to make after hour check in arrangements. All bed linens, kitchen towels, bath towels, and bath mats are provided. Bring your own paper products, soaps, and pantry items. This is a NON-GROUP rental.  HILEMAN REAL ESTATE, INC OCEAN CITY, MD LODGING AGREEMENT 2022

 

1-OCEAN CITYOFFICE HOURS: Monday-Saturday 9 AM to 5 PM Closed on Sunday.

2-THE RENTALUNIT: Itis highly recommended that you preview the property prior to booking. The accommodations you have rented are privately owned and reflect the owner’s INDIVIDUAL tastes and needs. The condition of the property, as well as the furnishings varies according to the Owner’s preferences. Occupancy is limited to the number of people, including children, on Guest’s Lodging Agreement. The signing tenant is financially responsible for any damages done to the leased property during his/her stay, whether made by him or herself, family or guests. If for any reason, tenants become objectionable, they may be evicted immediately, forfeiting all rent monies. TENANT MAY NOT SUBLET THE PROPERTY. Any personal items left inyour rental property, if found, can be returned to you for an additionalshipping fee. THERE IS ABSOLUTELY NO SMOKING OF ANY KIND PERMITTED IN ANY RENTAL PROPERTY.  THE FINE FOR SMOKING IS $ 1500.00.

3-RESERVATIONSAND DEPOSITS: Call us toll free at 1-855-337-7368for reservations and inquiries. Yourreservation fees will include the weekly rental rate, 11% sales tax, and a $125.00non-refundable processing fee. 30%of the rental amount will be required to confirm the reservation. We acceptVisa, MasterCard, and Discover. The full amount of rent, taxes, and fees shallbe paid in full thirty (30) days prior to check-in and Guest shall not beentitled to possession unless and until said amount has been paid to the agent. For your protection and privacy we do  keep or store any credit card numbers on file.  We can verify what type of card was used and the last 4 digits. Agent shall have the power to declare the termination of this Lodging Agreementand forfeitures of payments made hereunder if the rent is not paid when it is due or if Guest gives Agent any check, draft, money order or change order forpayment which is not immediately collectable upon presentment.  WE WILLNOT ACCEPT PERSONAL CHECKS 30 DAYS PRIOR TO CHECK IN FOR RENT BALANCES.  Returned checks:  Agent will notify Guest bytelephone or mail of the returned check. Guest must provide a credit card,money order or certified/cashier check in the amount of the returned check plusa thirty ($30.00) dollar fee. The issue must be resolved within seventy-two(72) hours or the reservation will be canceled.

4-CANCELLATIONS: -Should you find it necessary to cancel yourreservation, you may be subject to losing your entire rental amount. If we areable to completely re rent your time slot to another guest at the same rate,you will be charged a 16% cancellation fee less security deposit. If we areunable to re rent your time slot completely, no refund will be issued exceptyour security deposit. The owner or his agent reserves the right to cancel anyreservation at any time prior to occupancy, and will in this event, refund anydeposit received. 

5-CHECK-IN: CHECK IN IS BETWEEN 3:00 PM AND 5:00 PM (pending your property iscleaned and ready) at Hileman Real Estate, 8202 Coastal Hwy,Ocean City, Md,21842. If you areunable to arrive by 5:00 PM on Monday through Saturday, 3:00 PM on Sunday,please telephone our office to make arrangements. Guests who have not checkedin within 24 hours of the beginning of their reservation and have not notifiedHileman Real Estate of a delay, will forfeit all monies. 

6-CHECK-OUT:  CHECKOUT TIME IS 10:00 AM AND IS STRICTLY ENFORCED. Before departing, PLEASE clean and put away all cooking and eating utensils, wipe off small appliances and countertops, remove all left over food and supplies from the refrigerator and cupboards, fold and return blankets to the closet, return furniture to its original location, close drapes, close lock windows, take all trash to curbside, dumpster, or trash chute and lock doors as you leave. Be careful not to remove any of the owner’s personal property. 

7-ACCIDENTALDAMAGE PROTECTION PROGRAM: In lieu of a securitydeposit, our properties offer a program to protect you from the expense ofaccidental damage to the premises during your stay. The $60.00 non-refundablefee protests you against accidental damage to your rented property, up to$1000.00 if reported during your stay. Accidental Damage coverage is includedin our balance due amount and you will be covered automatically. *Please review the complete description andunderstanding of the Accidental Damage Protection Program.    

8-PETS: Pets are only permitted in “PET CONSIDERED” rentalproperties with prior approval from the owner Any damage, excessive cleaning, yard clean-upor other damage related to your pet(s) will be your additional responsibility. If you bring a pet to any property, without permission, you will be asked to leave the property immediately, No monies will be refunded, and  you will be charged a fine of $ 1500.00. .                                                                                                                               

9-LOST KEYS/LOCKOUT: YOU ARE RESPONSIBLE FOR REPLACING ANY LOSTKEYS. A $15.00 charge will be assessed for eachlost key. A lock out fee of fifty ($50.00) dollars will be charged to guestduring the hours that the rental office is closed, payable before re-entry. HilemanReal Estate is not responsible for items left in a unit upon your departure.  If we are able to retrieve a lost item, therewill be a $15.00 minimum return fee, plus postage.

10-GRILLS:  

11- SWIMMINGPOOLS:  The opening and closing of thepools are at the sole discretion of the buildings, and that Hileman RealEstate, Inc. 

cannot be responsible. Most pools are open fromMemorial Day to Labor Day. There are noPublic Pools.

12- PARKING: Number of parking spaces per unit is assigned by the building. Control of parking is at the discretion of each individual building and Hileman Real Estate, Inc. cannot be held respon­sible for parking arrangements. Guest agrees to abide by the building’s rules and regulations and acknowledges that parking and registration fees are at the sole discretion of the individual building. Some buildings cannot accommodate oversized vehicles and alternate parking is not provided. Hileman Real Estate, Inc. is not responsible for illegally parked vehicles. Parking of boat trailers, or any other type of trailers is not permitted on city streets or in condominium parking lots.  

13-REPAIRS: UPON YOUR ARRIVAL, YOU SHOULD NOTIFY US IMMEDIATELY OFANY MISSING OR INOPERATIVE FURNISHINGS OR EQUIPMENT, OR OF ANY UNSAFE CONDITIONSTHAT MAY RESULT IN AN INJURY. EVERYEFFORT WILL BE MADE TO KEEP APPLIANCES, ETC. IN GOOD WORKING ORDER. SHOULD MAINTENANCE BE NECESSARY, WE WILL TRYTO REPAIR THE BREAKDOWN AS SOON AS POSSIBLE AFTER BEING NOTIFIED. WE CANNOT GUARANTEE THE OPERATION/CONDITIONOF AIR CONDITIONERS, TELEVISIONS, APPLIANCES, INTERNET, ETC., AND NO REFUND ORRATE ADJUSTMENT WILL BE MADE FOR MECHANICAL FAILURE.        

14-RENTAL SERVICE: Arental service for cribs, high chairs, linens, beach equipment, etc. isavailable through local vendors. Please ask an agent for details. Someproperties offer linens and the cost is included in your rental cost amount. Feelfree to contact our office to see if your home has linens included. Please keepin mind there is no daily maid service. This service can be requested at anadditional fee.   

15-LODGING TERMS: It is understood, mutually agreed and acknowledged bythe parties to this agreement that:

A.    Owner or Agent mayaccess the property at any time, at their sole discretion, for the purpose ofinspection, maintenance, cleaning, or repairs.

B.     Owner and/or hisauthorized agents, including without limitation, Agent, may terminate thisagreement and remove Guest at any time if, at the sole discretion of Ownerand/or his authorized agents, Guest becomes objectionable, violates any of theterms of this agreement, or violates any of the property rules and regulations.In such event, guest agrees to immediately vacate the property without refundand neither Owner nor is authorized agents, including, without limitation,Agent, shall be liable for any damages, including without limitations,incidental and consequential damages.  

16-OCEANCITY NOISE ORDINANCE: OceanCity has adopted a noise control ordinance that makes it unlawful to cause orpermit noise levels which exceed those established by the Department of Healthand Mental Hygiene of the State of Maryland. This Lodging Agreement shallterminate and be void immediately upon notification to the Owner or hisdesigned representative by any official of Ocean City that these noise levelshave been exceeded as a result of activity on this property, and the Guestshall vacate the premises immediately upon being advised of such notification.

17-UNDER AGED DRINKING: It is against the law for anyone under the age of twenty-one (21) to purchase and/or consume alcohol. Evidence of alcohol found in Guest’s unit will result in immediate eviction with 100% of Guest’s rental money will be forfeited. By signing this statement Guest understands the consequences of underage drinking.  GUEST UNDERSTANDS AND AGREES THE DEPOSIT SHOWN HEREIN WILL BE FORFEITED AS HEREIN BEFORE SET FORTH IN PARAGRAPH FIFTEEN (15 ) IF GUEST FAILS TO COMPLY WITH THE TERMS OF THIS AGREEMENT. Guest acknowledges that prior to entering into this Lodging Agreement Hileman Real Estate, Inc. disclosed it was acting solely as the Agent of the Owner in this transaction. 

18-AGENCYDISCLOSURE: We are required to notifyyou that, in a Real Estate transaction involving (rental) residential property,the listing broker, Hileman Real Estate, Inc. and its rental agents are paid bythe lawful agents of the property owner.

                                              ACCIDENTAL DAMAGE PROTECTION PLAN

 

TERMS OF THE PLAN: As an enrolled “Covered Guest” under this plan, you will not be obligated to pay for damage deemed inadvertent  or accidental to real or personal property of the owner of the rental property.  The maximum limit of this accidental damage protection is $1000.00 per stay. All otherdamage (not deemed accidental) will be the full responsibility of the guests.

DEFINITIONS:

1.      “Covered Guest”: All registered guests and all persons sharing the same property, who have purchased the Accidental Damage Protection Plan and have paid the required plan cost.

2.      “Stay”: The stay and coverage take effect at a Hileman Real Estate property from the date of the Covered Guest’s check-in to the date of check-out. 

CONDITIONS: The plan will not include liability fordamage or theft resulting from the following:

1.     Acts of God

2.     Intentional acts of a Covered Guest

3.     Gross negligence or willful and wanton conduct

4.     Any cause that the Covered guest does not reportthe damage to Hileman staff in writing during

Covered Guest stay

5.     Normal wear and tear

6.     Theft without a valid police report

7.     Damages caused by any pet or other animalbrought onto the premises by a Covered Guest

8.     This plan does not cover loss of use of thecovered property

9.     Property damage resulting from any motorizedvehicle or watercraft operated by a Covered Guest

10.  Coverage does not apply to theft or damage ofany property owned by or brought on to the premises by a Covered Guest.

11.  Loss of keys, parking passes and pool passes arenot included in the program

ADMINISTRATIVE PROCEDURES: All waivers of damage will be administered by Hileman Real Estatestaff. Such staff will be the soleauthority to determine the nature and extent of the necessary repairs for thedamage protection. The Covered Guestmust report any theft or damage to the property or its contents to Hileman RealEstate staff by the time of checkout, or any otherwise applicable damage waiverfor such Covered Guest will be void. 

Guests should be prepared to payfor any non-covered damage immediately by credit card or certified funds uponpresentation of the bill.

Gross negligence or willful and wanton conduct

Any cause that the Covered guest does not report the damage to Hileman staff in writing during

Covered Guest stay

Normal wear and tear

Theft without a valid police report

Damages caused by any pet or other animal brought onto the premises by a Covered Guest

This plan does not cover loss of use of the covered property

Property damage resulting from any motorized vehicle or watercraft operated by a Covered Guest

Coverage does not apply to theft or damage of any property owned by or brought on to the premises by a Covered Guest.

Loss of keys, parking passes and pool passes are not included in the program

ADMINISTRATIVE PROCEDURES:  All waivers of damage will be administered by Hileman Real Estate staff.  Such staff will be the sole authority to determine the nature and extent of the necessary repairs for the damage protection.  The Covered Guest must report any theft or damage to the property or its contents to Hileman Real Estate staff by the time of checkout, or any otherwise applicable damage waiver for such Covered Guest will be void. 

Guests should be prepared to pay for any non-covered damage immediately by credit card or certified funds upon presentation of the bill.

      THIS DOCUMENT BECOMES PART OF AND IS ATTACHED TO THE LODGING AGREEMENT.
